<div class="post">You can even ask the banks for a complete list of documents that needs to be sent in.  They will tell you that you need a Borrowers Authorization, Financial Worksheet, Estimate Hud Settlement Statement from a title company (your title company will put this together for you with the correct numbers), a Hardship Letter (why the borrower is having trouble with their mortgage), and if you have had an appraisal lately that also helps.  Short Sales is not a secret anymore. </div>
<div class="post">As a Agent &#8211; Your Contract Documents already have the Short Sale Addendum, Borrowers Authorization.  Your Title company will do the hud.  All you need to do is put together a list of items that need to be fixed on the home, take a few pictures, have your client write a letter explaining their financial hardship. </div>
<div class="post">If you call the lender, they will tell you they need 2 years of w-2&#8217;s and 2 Months Bank Statements to go along with the items above.  If for some reason, an item is not available include the reason in the hardship letter.  Once you have everything together that the bank wants, submit the entire packet to the lender.</div>
<div class="post"> (I always suggest calling the lender as some may want something slightly different than the other, or have a different procedure to submit documents.  Make sure you ask them exactly how they want you to submit the documents so that you do not slow down the process)</div>
<div class="post">When in doubt &#8211;  Just ask another agent or a title company &#8211; they will usually have these forms available for you.  Companies such as ZipForms where agents get their contracts even have forms being updated daily.</div>

<p>Sales of existing homes increased unexpectedly in February after six months of decline, but private economists said it was too soon to say that the prolonged slide in housing is coming to an end.</p>
<p>The National Association of Realtors said that sales of existing homes rose by 2.9 percent in February to a seasonally adjusted annual rate of 5.03 million units. It marked the first sales increase since last July, but even with the gain sales were still 23.8 percent below where they were a year ago.</p>
<p>Prices continued to slide. The median sales price for single-family homes homes and condomiums dropped to $195,900, a fall of 8.2 percent from a year ago, the biggest slide in the current housing slump. The median price for just single-family homes was down 8.7 percent from a year ago, the biggest decline in four decades.</p>
<p>Wall Street, which had been expecting another decline in sales, was encouraged by the February increase. But economists said they still believed any sustained rebound was many months away.</p>
<p>As Home Sales start to pick up and Foreclosures increasing at a record rate, now is the Time to become a REO Listing Agent &#8220;Certified REO Specialist&#8221; and be to go to person by banks and also buyers looking for a home.</p>

<p>To Become an REO Agent it takes more than just contacting the banks REO Departments. The banks will make you run through hoops just to talk with the correct person, only to find out that you have to submit an &#8220;Application&#8221; and &#8220;Resume&#8221; showing you have at least 12 months experience working with REO properties. Banks do this, especially the <a href="http://tagdealz.luxpro.hop.clickbank.net/?tid=CWLINK" target="_blank">Countrywide REO Agent </a> department we suspect in order to keep a flood of new agents hounding down their doors.</p>
<p>Many other banks do this and not just the Countrywide REO Agent department. That is the catch, you are looking for a place to start only to find out you need experience. It is a viscous loop that is virtually impossible to achieve any ground.</p>
<p>Instead of paying Companies 299.00 like a few that are out there in order just to be &#8220;Listed&#8221; in their directory &#8211; which banks never even look at, there are now real programs available to educate Agents and get the Agents in front of REO Servicing companies and Banks.</p>
<p>In 2008 and 2009, REO Agent commissions are expected to double, if not tripple, over the average Commissions of 2007 ($117K).</p>
<p>Motivated Agents should be looking into the REO niche and completely understand the steps of Bank Owned Properties to take their Agent business to the next level.</p>
